For older houses, but even for new ones, a pre-purchase inspection provides a large measure of protection from unpleasant surprises by providing the buyer with a clear understanding of the house they are considering buying. By identifying both positive features and deficiencies, as well as suggesting necessary repairs in the most cost effective manner, a pre-purchase inspection allows the buyer to make more informed decisions.
When clients attend a pre-purchase inspection they benefit from my 30 years of knowledge and experience as I evaluate more than 2000 items, providing a running commentary of observations and recommendations. I visually inspect all accessible systems and components including:
- structure and foundation
- exterior finishes
- site drainage and gutter system
- electrical system
- plumbing system
- roof and attic space
- basement and/or crawlspace
- interior finishes
- porches and decks
I also inspect and operate:
- furnaces or boilers in heating season
- plumbing fixtures in kitchens and baths
- a representative sampling of lights and receptacles
- a representative sampling of windows and doors
