A pre-sale inspection gives the home seller a definite competitive edge. By better understanding the current condition of the home, the seller has the opportunity to correct deficiencies before listing the property – and make the property more attractive and desirable. Part of the inspection process includes assisting the vendor to decide which deficiencies, if any, should be corrected prior to listing. Simply put, a pre-sale inspection eliminates “surprises”, which simplifies the negotiation process and expedites the sale of the house.
A pre-sale inspection is an extremely thorough evaluation of more than 2000 items. I visually inspect all accessible systems and components including:
- structure and foundation
- exterior finishes
- site drainage and gutter system
- electrical system
- plumbing system
- roof and attic space
- basement and/or crawlspace
- interior finishes
- porches and decks
I also inspect and operate:
- furnaces or boilers in heating season
- plumbing fixtures in kitchens and bathrooms
- a representative sampling of lights and receptacles
- a representative sampling of windows and doors
